DESCRIPTION

Production warehouse with a total commercial area of 3,304 square metres, consisting of three different units registered in the Land Registry under category D/7, with an external area partly used as a car park (of modest size) and partly as green space, beyond the office block.


The asset is vacant and in poor condition.


From a structural point of view, part of the structure is made of prefabricated reinforced concrete with beams and pillars laid on site, and part is made of brick with a reinforced concrete structure and pitched roof.


The building consists of: 

-Unit identified at fg. 115 part. 970 sub. 1, which comprises:  a full-height area used as a storage warehouse (with a commercial area of 1,063 square metres) divided into five macro areas with internal partitions, a corridor dividing the production area from the offices (with a total commercial area of 800 square metres), a service block, and archives, as well as a stairwell leading to the first floor where there are six medium-sized offices and two meeting rooms, in addition to toilets and a hallway.

-Unit identified at fg. 115 part. 970 sub. 2, consisting of two entrances, a storage shed with a commercial area of 511 square metres, and a guardhouse.

-Unit identified at fm 115 part 142 consisting of a reception area,, two storage rooms and a toilet block with a total commercial area of 930 square metres.

The property units referred to in map 970 are held in full ownership, while those in map 142 are held under surface rights. The surface rights are structured under an agreement entered into by SAIP spa with the municipality of Alessandria for a concession period of 99 years.

The asset subject to this valuation is located in the Cristo district, an industrial area of Alessandria, the capital of the province of the same name.

The surrounding area is used for industrial purposes in an urbanised context, with adjacent medium and large warehouses. Public services and the main urban public transport stops are nearby.

Access is provided by urban and extra-urban roads, such as the SP244 and SP185, which connect the area with neighbouring centres. The Alessandria railway marshalling yard is adjacent.
